If you are looking for. Place to rent this summer DO NOT go through this Company. They have a bunch of hidden fees and will double charge you on your rent. They DO NOT check the property’s before you move in and will charge you for things the previous tenants did to the home even after you filled out the Pre-Move in form. Then they will charge you a Landscaping fee of $35 every 2 weeks and not even do any landscaping on your yard! I live on a property that has rocks all over the front yard and Turf in the backyard. There are a few weeds that grew in that they said they did “landscaping on” but left the weeds. Then when you try and get ahold of someone the transfer you to Mindy who never answers/returns your calls. Instead sends a text saying they did “spray” our yard. What yard?? Look these pictures and tell me if this is worthy of a $70 fee on top of $1400 rent? There are other houses on my same block that have a lot filled of weeds. I wonder if they charged them? 🤔 Do not sign a lease here. I’ve only been here 2 months and I’m ready for this lease to be up!

Taking over a month for a repair on a dishwasher, took 10 days from the input of the W/O to get a call from the maintenance guy who did so at 645am, once, from a number we have never seen with no voicemail. Thenn the property management called to ask if it had been fixed, obviously not, and gave me the techs phone number. Tech then forgot he was supposed to be there the next day, called him a half hour after he was supposed to be there, and then he got there about 20 minutes later. Minnix consistently has issues with W/Os, and has a "resident benefits package" they charge 25 bucks a month for so that your "first 90 days of maintenance are covered and will be done within the week," which should be something you get your entire tenancy. Also, they upped the rent by 50 bucks last year but then tacked on another 125 in other fees, and then wanted to add another 100 bucks to the rent this year. Also, the washer and dryers have been broken for months, the washers soak your clothes without spinning them to get the excess water out, and only one of the two dryers works, the other just eats your coins. I put in 4 separate requests for this, and it has never been addressed.

I live on 10th place We’ve had multiple mice seen and caught inside the home — under appliances, fridge, stove, and even In the attic since we moved here! The house is kept clean, so the issue seems to be structural (holes, gaps, or entry points). Please do a thorough inspection, seal all entry points, pest control treatment in the attic and behind appliances, and ensure traps/prevention are ongoing. • I believe as a tenant I’m paying for a place that should be safe and pest-free, so I hope these issues will be addressed quickly.”
