We had the pleasure of working with Jon Zolecki to sell our house in Schaumburg. We had interviewed a couple realtors who specialize in our neighborhood and then we interviewed Jon. He was the most prepared for the meeting and came armed with many recent comps for local houses that had similar attributes to ours. He went outside our subdivision to pull these comps, as we had the largest model house in the subdivision and then had added a 1000 sq ft addition. He suggested listing our house for $45,000 over what the 2 other realtors thought it should list for. We chose Jon as we felt he had our best interests in mind. After a weekend of open houses, we had multiple offers. We went with the offer for the list price. Jon was helpful through the whole process, and when the buyer’s appraisal came back at $35,000 less than the selling price, Jon handled it with ease. He reached out to the buyer’s loan officer and pointed out that the 3 comps chosen for the appraisal were all a year old, and one of the properties was a small ranch, with half the square footage. Jon provided recent comps that were still close to our house, but in other subdivisions that sold for at least as much as our contract. He also pointed out that multiple realtors had put in offers well over the comps provided by the appraiser, so there were realtors and buyers who felt the house was worth more. The loan officer was convinced and told they buyer they could request another appraisal but it would delay closing and in her opinion a new appraisal would support the sale price. The buyer came up with the extra cash, and we closed on schedule. We don’t feel the other agents would have taken the time to make sure we got the best price for our house. We highly recommend Jon if you are selling your home.
