Southland Properties has been a negligent, unprofessional company for over a decade — and they’re still getting away with it. I had problems with them 10 years ago, and now someone close to me is going through an even worse experience in a property they manage. A critical repair that made the unit unlivable dragged on for over a month, even though it was something that should have been handled in a few days, maybe a week at most. Instead of taking responsibility and resolving the issue quickly, Southland gave the runaround, stalled, and completely failed to act like a legitimate property manager. They left the tenant in a situation that violated basic housing laws, then ignored repeated requests for a rent adjustment, only to later deny it with a weak excuse that it was somehow “out of their control.” Let’s be clear: the only reason rent reduction was even brought up is because Southland failed to provide a livable home — something they are legally and morally obligated to do. Their incompetence forced unnecessary stress, financial burden, and daily disruption — and they couldn’t be bothered to make it right. If you’re thinking about renting from Southland Properties, don’t. You’ll be paying full rent while begging for basic livable conditions — and when things go wrong (and they will), they won’t lift a finger unless it benefits them. This company does not care about its tenants. Avoid them at all costs.

Good experience during my lease, but awful experience at the end. The manager charged us $1000 dollars for minor repairs such as Batteries, AC filter, and, "etc" (Who use your deposit money and describe it as "etc"?). When asked about "etc", the manager sent me an invoice describing $600 (from the total $1000) in labor expenses. Terrible.

HORRIBLE is to good of a word but I can't think of a bigger word for these slum Lords!!! IF I COULD GIVE THEM A NEGATIVE ZERO I WOULD!! My mother rented from these terrible people for almost two years and her experience as a 83 year old woman has been absolutely terrible!! The septic tank always stayed alarming and the news stations came out and did a report not only that it was a roach infestation in the complex which in a letter they wrote said she caused!! I got proof of all of this and to add insult to her because a neighbor seen a moving truck the management company took it upon their selves to go in a move all of her things!!!! Then on Top of that sent her to eviction court!! We have a police report to verify this!!They refused to give her deposit back unless she say she's not going pursue a lawsuit my mother is 84 now and her life has been turned upside down by these slum Lords she had valuable items and memories that she can't get back because of this management company!! If you value yourself and family DO NOT RENT FROM THESE PEOPLE!!! THEY HAVE NO REMORSE TOWARDS THIS SITUATION AND LAUGHED AND LIED ABOUT THE ENTIRE SITUATION IT LEFT HER HOMELESS AND HOPELESS LOUISIANA REALLY NEED TO MAKE THESE SLUM LORD'S TAKE ACCOUNTABILITY FOR DESTROYING LIVES!!
