Riva Ridge manages three apartment buildings for us. They do a fantastic job. Aaron is the property manager I work with. He is detail oriented, responsive, and professional. Aaron was managing one of the properties when I purchased it. I had noticed how weâll run it was and the tenants were all happy working with him. So we not only kept him on when we purchased the building but we gave him our other buildings as well. No regrets.
Zack Weston was our property manager, I'd stay away if he's managing. Stayed with a rental property they managed a while back, for two years. We lost running water for a month once and they wouldn't do anything about it. They shut off water because another floor had a pipe burst, and didn't bother informing us at all. We had a dangerously hanging roof gutter railing for a few months, again nothing done until 3-4 months later, multiple emails and calls. The AC heaters barely worked and were clearly years old. We had a leaking ceiling for a few weeks. All very separate incidents, and they took months to respond and fix issues every single time. Despite all this, we kept getting hefty utility bills because the apartment insulation and appliances were all old and useless. The apartment was rundown and horribly maintained, and they took advantage of us being busy grad students with too much happening to get lawyered up. They didn't return our security deposits, either. I would sue if any of my current landlords pull a fraction of the crap these people did.
My husband and I rented a townhouse from Riva Ridge for 3 years. We toured it a few months before moving in with one property manager and then another was reassigned around the time we moved in. A few months after that, Aaron Smay started managing our rental. When our water heater started leaking, he had Mr Water Heater come out a day later to replace it. When our stove burner igniter went out, he had an appliance repair person come out a couple days later. Over 3 years, we have had only a handful of maintenance issues and Aaron had repair people come out and fix the problem super quick every time. Our trash cans blew away during a big storm and the next day, 2 brand new ones were sitting in front of the door. If we needed clarification on a charge posted, he provided a copy of the bill and explained it. Riva Ridge tenant portal is also awesome and makes paying rent really convenient. Overall, we had a great rental experience and Aaron was a huge part of that.
