Just purchased a condo a month ago. I’ve sent over hundreds of emails requesting new home owner package, additional keys, setting up our buzzer. MANY TIMES. Not a single response. Horrible horrible first impression of this management. It’s been a month and still no response. It’s ridiculous. How am I suppose to let packages in without a buzzer? Park? Pay condo fees? I’m a new home owner and would’ve second thought this management if I could go back. Still waiting for someone to respond to my 100’s of same request. Also want to charge me $80 to setup my account. Money money money but not a single response to my inquires. Also will not give me property managers information so I know nothing about my community, who I am suppose to bring concerns to, because First Service does not care. Buzzer and keys are most important to me at the moment, but nope. If you’re not moving in and paying a 120$ fee then they do not care to help you with additional requests.

This company took over property management at the apartment I rented at Deerwood Place in Edmonton several months before I moved out. Shortly after they took over they forced everyone to start using an online clickpay website to pay rent. They didn't list the correct address for the property I was at, and to this day, if you can get through to customer support, they can't find the record that they manage the place. They mistakenly took too little for my rent the first month, and then sent a threating letter demanding payment (that had an attached 'extra processing fee') for the money they themselves had screwed up on . When they took over there were people living below me that liked to party really loudly, let their dogs bark nice and loud, and slam the back entryway door over and over (just outside where my bedroom door led to) from about 2am to 5am several nights a week. Months went by like this with. Despite multiple calls to management it was never dealt with. Once I'd finally had enough I moved out. I gave proper notice, cleaned the place impeccably - much better than it had initially been given to me, and turned in my keys. Now more than a month and a half later they have not returned my damage deposit. Why? Unknown. This is my biggest complaint with these slackers. They never return phone calls, and rarely return emails. I've phoned and emailed them over and over again and neither the building manager, nor anyone who has any authority has responded to me. If you are looking to rent a property managed by FirstService Residential, do yourself a favour and rent somewhere else. It's just not worth it. Oh, and FirstService PR people DO NOT respond to me! I've seen the responses you've given to other furious, and abused tenants, and know full well they are lying, empty words! If you would like me to withdraw my poor review, show me the money. Until then, just shut the hell up. I don't want your lies and excuses.

I have been a resident of Deerwood Place in Edmonton for the last 3 and a half years. 6 months ago, Feb 1st 2025, First Service Residential purchased the property from Braden Equities. Braden sucked and you can view my google review on that, but I never thought this company would be worse. First off, Salma Banu was so “no BS” that within 8 weeks of being our representative (landlord) she tucked tail and quit her job. No notice was provided and some of us have been trying to get ahold of anyone since Easter of 2025. This company will threaten you, break into your home, miss charge rents then penalize you for it. They will not provide you 24 hour, 7 day or 14 day notice on anything. My water gets cut off at least once a week without warning, there was no notice about my toilets being replaced until morning of(this is more because I work from home and they tape notices to doors). Calling head office will be your only hope, but understand they also don’t give a crap and IF you get a reply from anyone locally, it’ll be a laundry list of “why you can’t” call head office. 19 days ago on June 19th 2025 I sent an email notifying the company that I would be moving out August 1st. As per my conversation yesterday with the ONLY person from the company that shows up, he has no idea what I’m talking about, 3 weeks ago I sent an email and nobody’s looked at it. That’s of HUGE concern. I have had an open file with the landlord tenant board since 2 weeks after they obtained the property and gave me a 48 hour eviction notice on an issue that was NONE of the tenants faults but the company won’t see where their mistake was. I’ve had a lawyer involved since the day they took over. I shouldn’t have to do this, I shouldn’t be drafting court papers because a RENTAL COMPANY can’t respond to their tenants. At least my hallways are kept clean, because the landscape guys hardly show up now and they are more worried about the aesthetics of the vacant units than they are the rest of what needs to be maintained and fixed. This company is gonna scam you out of your damage deposits also because they have no idea what is actually covered and what isn’t upon move outs, and don’t bother trying to reach out for repairs either because they won’t show up…. My sink flooded my kitchen and they took over a week to get anyone in here, my toilet started having issues in December and both companies could be bothered to deal with it. Despite living half way between 2 schools, this complex isn’t good for small children either, no space for them to play and absolutely nobody knows how to drive through a parking lot safely. My first red flag about this company should have been in 2024 when a pre for the company was wandering around taking pictures while the children were playing in full view, and I KNOW that man was tied to this company because his plates on the video/pictures I have matched the car that showed up shortly after the herds of FSR employees started coming. Do better First Service, because this is nuts. (After I move out I’ll post the photos of accusations. As well as my move in/move out and bill that FSR will give us. Because remember I’ve been here THREE YEARS and have a toddler.)
