We had searched for years to find a property that we would be happy with and finally found it!  The bank we started with for a "conventional" VA loan initially said no problem, everything looks great until the detail of the property being zoned agricultural came to light.  Sorry we can't do a loan for farmland...  Crushed that this opportunity was slipping away, my agent passed along some banks that had done conventional farm loans in the same area.  Those banks could get a loan done but required over 25% down and at a rate well above what we ended up with.  Thinking our dream was slipping away I tried searching for VA farm loans.  Easier said than done VA farm loans are made out to be like chasing a rainbow with a unicorn.  Getting Lisa on the phone and talking with her I knew right away this is the loan officer for us!  She walked me through exactly what would need to happen for the VA to approve our loan.  How the appraisal would go and explained the highest best use of the land vs the value of the house.  But most importantly she even took calls from both my buyers agent and the sellers agent to educate both of them as well!  The seller's agent had low confidence in our offer at first but changed her mind after Lisa walked her through.  The seller's agent has been selling farm land for 25 years and has never seen a buyer use a VA farm loan.  Lisa's encyclopedic knowledge and efficient professional communication put the deal at ease and back on track for closing! Overall this loan out of the 8 other home mortgages I've done is at the top of the list for just getting it done!
