EDIT: Nice try Doug, I have EVERYTHING. Every communication with your employees having no answers. Your employees taking our belongings to their homes. YOUR employees, Doug. All along you claimed ignorance, not once apologizing. To top everything off your "move out inspection" was BS. What's with the broken owners closet that you tore into and never fixed? The closet we had to pay $1,200 for? Not once did you do an inspection, not one in 18 months. Two sides to the story? That's a good one. What's your side Doug? You were never present, you never did your job. Explain that. ORIGINAL: After waiting 6 months to write this review to fully assess the damage to our property, we feel compelled to share our extremely negative experience with Clavis Property Management. We hired Clavis to manage our home while we relocated to another state. From the beginning, our experience was problematic and only deteriorated over time. Communication Issues - Emails and concerns were routinely ignored - Requests for live walk-throughs were dismissed - When confronted with issues, Doug refused to visit the property Financial Problems - Rent payments to us were consistently delayed - Excuses about bank issues and system problems were common - Their final payment to us was a full month late Property Inspection and Condition The most egregious failures occurred in their property management duties: - Upon our return, we discovered extensive damage that was never reported - The "professional" move-out inspection was superficial at best and deceptive at worst - We were only informed about a broken towel rack, when in reality: • The master bathroom was filthy • All bathroom sinks had dirt rings • Exterior doors and interior bathroom doors wouldn't lock • The home's exterior needed massive cleaning • The back gate was damaged by the tenant's dog • A coat rack was broken off the wall and hidden in a closet • Toys and other items were shoved down the vents in both spare bedrooms • There was possible water damage to the fireplace • Three bushes were removed from our property without permission (one appears to have been burned down) • The custom "owner's closet" in the basement, which cost us over $1,000 to build, had the door torn off the hinges with no repairs made • All door knobs needed replacement as none of the locks were functioning, likely modified by the tenant to prevent their child from locking them Hidden Damage Discovered Later After 6 months of living in our home, we've discovered: - Multiple carpet areas with stains that penetrated to the subfloor - Persistent urine and diaper odors throughout the upstairs - Evidence that tenants tried to hide these issues (found numerous pet stain removers and Glade plug-ins throughout the house) Lack of Accountability - Doug attempted to distance himself from former employees' actions despite those employees using property management email addresses and Clavis signatures - When presented with evidence of mismanagement, excuses were offered instead of solutions - The company failed to represent our interests as property owners - All security deposits were returned to the tenant because of Clavis' inadequate inspection • Had we been properly informed of these damages, the tenant's deposit would have been retained to cover repairs When confronted with these issues, the owner never once offered an apology - Instead of taking responsibility, Doug dismissively asked "What do you want from me?" In 21 months of service, Clavis Property Management demonstrated a complete inability to properly manage our property, protect our investment, or act in our best interests. We would strongly advise any property owner to look elsewhere for management services. The stress, financial impact, and property damage we experienced were entirely preventable had Clavis performed even the most basic property management duties. Note: We have retained ALL email and text communications from this company.
