I loved living at Ophelia. Aliza and Roman really are great supers. Always very helpful, friendly, and attentive. They do a great job managing the building. The building is well maintained and frequently cleaned. The units are very spacious compared to what’s on the market. The appliances are decent quality and a good size. The units have individual a/c units. The app works very well for unlocking doors, communicating with management, opening smart parcel lockers, and buzzing people in. There are never any major issues with the building or amenities. I would definitely recommend.

Pros and cons PROS: 1)The location, is just minutes away from Victoria Park and coffee shops. 2)Accept pets. 3)Gym and a nice work area. 4)The building has enough parking spots available(but none of them are designated spots). 5)Bike storage. 6)1 valet app to manage all building-related tasks such as opening doors, communication, air conditioning, and package delivery. 7)Two elevators. 8) The building is very clean. 9)The units include central air conditioning. Additionally, each unit comes equipped with a washer and dryer. 10) Bunk internet is included with the price of the rent (Rogers). 11) The rooftop patio is pretty, have a BBQ, chairs and tables CONS: 1)They won't repair any cosmetic damage, such as bad paint on doors or damage to cabinets, closets, worktops, or appliances caused by previous tenants. Repair times can be quite lengthy, for example, it may take 5 days to fix the air conditioner, while something like a missing kitchen shelf could take up to 6 weeks to repair. 2)The cost for visitor parking is $1 per every 30 minutes. $15.82 for 8 hours and $30.52 for 20 hours. 8 AM to 8 PM max 14$ 8 PM to 8 AM max 10$. 3) I would not recommend moving on a weekend as it can be more stressful, especially if you're coming from Toronto and hit traffic. During our move, we arrived an hour and a half after the agreed-upon time of 1 pm due to an accident on the road. As a result, we only had the remaining time allotted for the inspection and to use the elevator. The person in charge was very angry and rude towards us(they were not the superintendent of the building). 4) Not having a party room. 5) These are not places for discarding large items of trash, such as chairs, a trash can, or electronic devices for disposal. 6) The apartment was supposedly cleaned before it was given to me, but some cabinets had food remains and one or two cabinets still had items left from the previous tenant.

Before reading the other reviews keep in mind. Roman asks you to leave a good review... He's a great guy, so people feel obligated. That said, this building is an overpriced facade with cheap fixtures, constant safety issues stemming from the parking garage, amongst countless other issues. The office also has the audacity to raise your rent while dropping it for new prospective tenants because the building is empty. All while claiming they're doing you a favour because they could raise it more. Avoid this place at all costs, don't let the fake reviews sway you.

Know your rights before renting here. Under the Residential Tenancies Act (RTA), tenants are only required to leave the unit in a broom-swept condition. However, this landlord demands a full deep clean at move-out, which is not legally required. Be prepared to push back if you want to avoid being taken advantage of. Management is difficult to deal with, especially during move-out. The neighbors are noisy, and the water is unbelievably hard — the worst I’ve seen in my years living in Waterloo. Roman is helpful and professional, but unfortunately, he works for a landlord who doesn’t respect tenants or the law.
