I am deeply concerned about the unethical and abusive practices being carried out by your company. Charging low income tenants money while not providing service receipts for work done at move out is not only wrong it's financial exploitation. Tricking people into signing contracts when they are desperate for housing, then dodging accountability by withholding proof of payment and keeping their deposits, is deceptive and borders on robbery. This behavior is unacceptable and needs to be addressed immediately.

Everyone seems to be saying it all. I wouldn't give 1 star. They moved me into a roach infested, not cleaned or painted since 2006 Apt, in Chico,Ca that I had to wait 3-4 months for and it was empty. In the meantime I am paying for the apt that I switched from in the same complex because of "medical reasons" that I cleaned, having normal wear and tear otherwise they will send me to collections. Then, they are not cashing my checks because they don't know what its for!? This company needs to get some people that are competent and caring.

Looks like I'm not the only one with problems living here. I live in the Kingsburg units. The apartment manager Gloria doesn't like to deal with any issues or repairs. She has me go her manager in another city. I've brought up the lease agreement and she still ignores it. Her manager has not responded me and it's been months. This place has gotten a citation from the city as well. I just want them to resolve the ongoing issues here, and the manager to stop discriminating against me.

Absolutely disgusted with the horrible service we’ve had to endure. this AWI or Self Help whatever they wanna call themselves bought the property year ago & the disrespect to the tenants is just horrid their attitude is of a slumlord! If you ask any questions you’re responded with an attitude/aggressive responses almost threatening & shockingly we’ve gone trough 4 managers….we’ve all came to the conclusion the company is the problem hands down! You call Michael Burke a vice president for help & he can’t even compose himself accordingly only to be hung up on because you’re making more sense they are 🤷🏻‍♀️ so at this point let’s wait for those eviction notices!!! mind you they have all these stupid rules their own staff can’t follow! Not to mention we moved out for cosmetic renovations only to have the moving company they hired steal part of our belongings and to add insult to injury they offered us $75 !!! thankfully I had renters insurance, sadly not every tenant had the same. It’s shocking they are still waiting to get reimbursed for their stolen items. Did I mention our roof was also worked on after we moved back in from the repairs and we went through a Flood !!!! “Yes” we were also flooded & again some of us had severe water damage. Whom ever the contractor was needed to get fired ( Absolute idiot who didn’t pay attention to detail. Lastly my newly remolded apartment is already starting to come apart from these updates. They did the cheapest & laziest job!!!! Good luck with these slumlords!
